Roofing Decisions in Southwest Florida Involve More Than Appearance
Choosing the right roof — or deciding whether your existing roof should be repaired or replaced — starts with understanding the property, the condition of the roofing system, and what you want to accomplish.
In Southwest Florida, intense sun, heavy rain, high winds and severe weather all place demands on a roof. But the material you see from the street is only part of the system. Underlayment, flashing, roof penetrations, attachment details, drainage and the condition of the roof deck can all affect how that roof performs.
That’s why PRG Roofing & Construction believes the conversation should start with understanding your roof before deciding what to do with it.
Whether you’re dealing with a leak, an aging roof, storm damage, planning a complete replacement, or evaluating roofing for a commercial property, our job is to help you understand what we’re seeing, what your options are, and what should be included in the scope of work.
A better roofing decision starts with knowing what you’re actually dealing with.
“I was personally on Sanibel Island just three days after Hurricane Ian, and when I got to our client’s houses I got handshakes and a big thank you from each of our clients. I take pride in seeing the buildings that we did back in 2004 that are still there with no damage to any of the roofs. That we’ve done that is huge.” – Rob, PRG Roofing & Construction
A Clear Roofing Plan, From Assessment to Completion
You shouldn’t have to become a roofing expert to make a good decision about your property. PRG Roofing & Construction helps you understand what’s happening, what your options are, and what the work will involve before the project moves forward.
1. Start With the Roof
We begin with the existing condition of the roof and the concerns that brought you to us. A leak, visible damage, recurring problems, storm damage or an aging roof can each point to different questions that need to be answered.
2. Understand Your Options
Not every roof problem requires replacement. When repair is appropriate, we’ll explain what needs attention. When replacement deserves consideration, we’ll explain what we’re seeing and why so you can compare the options.
3. Define the Scope
Once the direction is clear, the details matter. The proposed roofing system, materials, underlayment, flashing, permits, warranties and how unexpected conditions will be handled should all be part of the conversation before work begins.
4. Document the Work
A roofing project shouldn’t become a mystery once work starts. PRG uses photographs and project documentation to create a clearer record of the work being performed and help keep property owners informed throughout the project.
From the first assessment to the completed roof, the goal is simple: know what you’re doing, understand why you’re doing it, and know what’s happening along the way.

We have a tall house that with a roof that needed replacement after the hurricane. Our roof is also flat without enough pitch for metal, so we needed a roofer that could handle what seems to be a difficult job. I got a recommendation to call PRG so I did. They came out to look at the job in person, quoted me a price and gave me a time frame. It was all very acceptable to me and I couldn’t have been more happy with the result. No more leaks! The roof looks great. Not only does the final result make me happy, but they cleaned up everything so that there was nothing for me to do afterwards. They also kept me informed of things as they did the job. Overall it was a great experience. I highly recommend them, and will call on them if I ever need them again!Posted on Google![]()

Your Roof Is More Than What You See From the Street
Shingles, tile and metal may be the most visible parts of a roof, but they’re only part of the roofing system protecting your property.
A roof depends on multiple components working together. When PRG evaluates a roof, we’re not only looking at the surface material — we’re considering the conditions and components that can affect how the entire roofing system performs.
Roof Deck
The roof deck provides the structural surface beneath the roofing system. Its condition matters, particularly when deterioration or concealed damage is discovered during a roofing project.
Underlayment
Installed beneath the primary roof covering, underlayment provides an additional layer of protection and is an important part of the overall roofing assembly.
Flashing
Flashing helps manage water around vulnerable areas such as roof transitions, walls, chimneys and penetrations. Problems with flashing can sometimes be the source of leaks that appear to be coming from somewhere else.
Roof Penetrations
Plumbing vents, exhaust vents and other components that pass through the roof create areas that need to be properly integrated and sealed within the roofing system.
Ventilation
Depending on the design of the property and roofing system, ventilation can play an important role in managing heat and moisture within the roof and attic assembly.
Drainage
Water needs a clear path off the roof. Roof slope, valleys, gutters, drains and other drainage components can influence how water moves across and away from the structure.
Roof Covering
Shingle, tile, metal and other roofing materials form the visible outer layer of the system. The appropriate material depends on the property, existing roof, project requirements, product specifications and the goals of the property owner.
“People tend to look at the shingles, tile or metal and think that’s the roof. But a roof is a complete system. If one part isn’t doing its job, it can affect everything around it. That’s why we look beyond what you can see and try to understand what’s really happening with the roof.”
— Rob, PRG Roofing & Construction
Why Does the Whole Roofing System Matter?
Because the place where you see a roofing problem isn’t always the place where the problem started.
A leak inside the home, for example, doesn’t necessarily mean the roofing material directly above it has failed. Water can travel before becoming visible inside the property.
That’s why identifying the condition and source of a roofing problem matters before deciding how it should be addressed.

Frequently Asked Roofing Questions in Southwest Florida
Here you can find quick answers to some of the most common questions we receive about our roofing services. If you have a question that is not answered here, please feel free to contact us.
How do I know if a roofing contractor in Fort Myers is properly licensed and insured?
Always verify a roofing contractor’s Florida license before signing a contract and ask for current proof of insurance. PRG Roofing & Construction is a Florida Certified Roofing Contractor, License #CCC1331196, serving residential and commercial property owners throughout Fort Myers, Lee County and Southwest Florida.
A legitimate contractor should also be willing to explain the scope of work, permitting process, materials, warranties and project costs before work begins.
What should I look for when choosing a roofing contractor in Lee County?
Look beyond the lowest estimate. A roofing proposal should clearly explain what is being installed, the materials being used, the condition of the existing roof deck, underlayment and flashing details, permitting, warranties, cleanup and how unexpected repairs will be handled.
PRG provides detailed project proposals and digital photo documentation through CompanyCam so property owners can see important stages of the roofing process instead of simply taking someone’s word for what happened on the roof.
What makes a roof better prepared for hurricanes in Southwest Florida?
Hurricane performance depends on the entire roofing system, not simply the roof covering. Proper attachment, underlayment, flashing, roof decking, edge details, approved roofing materials and roof-to-wall connections can all affect how a building performs in severe winds.
PRG installs roofing systems according to applicable Florida Building Code requirements, manufacturer specifications and the wind-load requirements appropriate for the property and location.
Should I repair my roof or replace it?
That depends on the age of the roof, the extent and location of the damage, previous repairs, leaks, condition of the roof deck and the expected remaining service life of the roofing system.
A localized problem may only require a repair. Widespread deterioration, repeated leaks, significant storm damage or an aging roofing system may make replacement the better long-term investment. PRG evaluates the roof and explains the available options before recommending a course of action.
What type of roofing is best for homes in Fort Myers and Lee County?
There is no single roofing material that is best for every Southwest Florida home. Architectural shingles, standing-seam metal roofing and tile roofing each offer different advantages in cost, appearance, longevity, maintenance and storm performance.
PRG installs shingle, metal and tile roofing systems and can help homeowners compare the real-world advantages of each based on the home, location, budget and long-term goals.
Can replacing my roof help with homeowners insurance or wind-mitigation credits?
A new roof may improve certain characteristics considered by an insurance company, but insurance eligibility, premiums and available discounts are determined by the insurer.
Roof covering, roof-deck attachment, roof-to-wall connections and other wind-mitigation features may be documented during a qualified wind-mitigation inspection. PRG provides detailed roofing documentation that can help property owners maintain accurate records of the improvements made to their home.
Does PRG handle roofing permits and inspections?
Roof replacements and many roof repairs in Lee County require a roofing permit and inspections by the appropriate local jurisdiction.
PRG works within local permitting and inspection requirements and can explain what permits and inspections apply to your particular roofing project before work begins.
How much does a roof replacement cost in Southwest Florida?
Roof replacement costs vary considerably based on roof size, pitch, accessibility, roofing material, existing layers, decking condition, flashing, ventilation and other structural or installation requirements.
PRG provides a detailed proposal explaining the roofing system and scope of work so property owners can compare more than just the bottom-line price. When comparing roofing estimates, make sure you are comparing the same materials, installation details, warranties and scope of work.
What roofing warranties should I ask about?
Ask about both the roofing contractor’s workmanship coverage and the roofing-material manufacturer’s warranty. They are not necessarily the same thing.
Warranty coverage can also vary significantly depending on the roofing system and manufacturer. PRG offers manufacturer-backed warranty options, including enhanced warranty programs and No Dollar Limit warranty options on qualifying commercial roofing systems.
Before choosing a roof, PRG can explain what is covered, how long the coverage lasts, what maintenance may be required and what exclusions apply.
Can PRG help document hurricane or storm damage for an insurance claim?
Yes. PRG can inspect roofing damage and provide photographs, measurements, estimates and documentation of the roofing work that may be useful during the insurance process.
A roofing contractor, however, is not your insurance company or public adjuster and cannot determine what your policy covers unless separately licensed to do so. Coverage questions should be directed to your insurance company, insurance agent or appropriately licensed insurance professional.
Does PRG work on commercial roofs as well as residential roofs?
Yes. PRG provides both residential and commercial roofing services throughout Southwest Florida.
Commercial services include flat and low-slope roof repair and replacement, TPO and PVC roofing systems, modified-bitumen systems, metal roofing, restoration coatings, inspections and preventive maintenance programs. PRG also works with property managers, HOAs, building owners and multi-property operators.
How does PRG minimize disruption and document commercial roofing projects?
Commercial roofing requires more than installing the roof itself. Scheduling, tenant access, equipment, drainage, safety, daily operations and documentation can all affect the project.
PRG coordinates commercial projects with building owners and property managers and uses CompanyCam to create digital photo documentation throughout the job. That documentation can be useful for ownership records, maintenance planning, warranties, insurance documentation and future roof inspections.
🛠️ Metal Roofing Is One of Our Specialties
Metal roofing isn’t simply another option on PRG’s list of roofing materials. It’s one of our specialties.
PRG Roofing & Construction installs custom standing seam metal roofing systems for homes and commercial properties throughout Southwest Florida, with careful attention to the details that affect how the entire roofing system performs.
We work with quality metal roofing products from manufacturers such as Drexel Metals and help property owners understand the system, materials, profiles and options available for their particular property.
Why Consider a Metal Roof?
Durability in a Demanding Climate
A properly designed and installed metal roofing system can provide long-term performance in the intense sun, heavy rain, wind and severe weather conditions we experience in Southwest Florida.
Long Service Life
Metal roofing is often chosen by property owners looking beyond the immediate project toward a durable, long-term roofing solution.
Energy-Efficient Options
Reflective finishes and cool-roof options are available that can help reduce the amount of solar heat absorbed by the roof.
Recyclable Materials
Metal roofing can contain recycled material and is recyclable at the end of its service life, making it an attractive option for property owners considering the long-term environmental impact of their roofing materials.
Distinctive Architectural Appearance
Standing seam metal provides a clean, modern appearance and is available in a wide range of profiles, finishes and colors to complement different styles of homes and commercial properties.
The Details Matter With Metal Roofing
The performance of a metal roof depends on more than the panels themselves.
The roof deck, underlayment, panel system, fastening or attachment method, flashing, penetrations, transitions and other installation details all need to work together as part of the complete roofing system.
That’s where PRG’s experience with metal roofing matters.
We don’t believe in simply putting metal panels on a roof. We evaluate the property, help determine the appropriate system, and build the scope around the specific requirements of that roof.
