Should You Repair or Replace Your Roof?

Start With the Condition of Your Roof — Not an Assumption

A roof leak or visible damage doesn’t automatically mean you need a new roof.

Sometimes a localized repair is the right solution. In other situations, repeated problems, widespread deterioration, storm damage, or the overall condition of the roofing system may make replacement the more practical long-term decision.

PRG Roofing & Construction Company helps homeowners throughout Fort Myers, Lee County, Collier County and Southwest Florida understand the condition of their roof, compare their options, and determine an appropriate next step.

When Does a Roof Repair Make Sense?

A repair may be appropriate when the problem is isolated and the surrounding roofing system is still in serviceable condition.

Examples may include:

• A localized leak
• Damaged or missing roofing material in a limited area
• Flashing problems around roof penetrations
• Damage around vents or other roof components
• An isolated area affected by wind or weather
• A roof that is otherwise performing well

The important question isn’t simply, “Can this spot be repaired?”

It’s also:

“Does repairing this area make sense considering the condition of the rest of the roof?”

That is why PRG Roofing & Construction Company begins by looking at the existing condition before recommending the scope of work.

When Should You Consider Roof Replacement?

There isn’t one answer that applies to every roof.

Replacement may deserve consideration when problems are no longer isolated or when the overall condition of the roofing system makes continued repairs less practical.

Some of the conditions worth evaluating include:

• Multiple or recurring leaks
• Widespread deterioration
• Significant storm or wind damage
• Problems occurring in several areas of the roof
• Deteriorated materials beneath the visible roof covering
• Previous repairs that are beginning to accumulate
• A roofing system approaching the end of its useful service life
• Plans for the property that make a longer-term roofing solution more appropriate

Roof replacement is more than installing a new visible covering. The existing system provides an opportunity to evaluate underlying conditions and determine what work is appropriate for the property.

When I look at a roof, I’m not going up there assuming it needs to be replaced. I’m looking at whether the problem is isolated or whether we’re seeing signs of a bigger issue across the roofing system. If it’s a localized leak or flashing problem and the rest of the roof is still in good condition, a repair may make perfect sense. But when we’re seeing repeated leaks, deterioration in multiple areas, or problems underneath the roofing material, that’s when we need to have an honest conversation about whether continuing to repair it is really the best investment. Our job is to show the homeowner what we’re seeing, explain the options, and let them make an informed decision.

Repair vs. Replacement: What Does PRG Look At?

When helping a property owner understand the options, there are several things worth considering.

Where Is the Problem?

One isolated problem is very different from deterioration appearing across multiple areas of a roof.

What Is the Overall Condition?

The area around the visible problem matters too. A repair should be considered in the context of the surrounding roofing system.

What’s Happening Beneath the Surface?

The roof covering is only one part of the system. Deck condition, underlayment, flashing, penetrations and other components can affect the appropriate scope of work.

Has the Roof Been Repaired Before?

One repair isn’t necessarily concerning. A pattern of recurring repairs can tell a different story.

What Does the Property Owner Want to Accomplish?

A homeowner planning to remain in a property for many years may evaluate the decision differently from someone addressing an isolated problem or preparing for other changes to the property.

The goal should be to understand the roof first and make the decision second.

Southwest Florida Roofs Face Different Conditions

Roofs in Southwest Florida live in an environment of intense sun, heat, heavy rain, humidity and severe weather.

Those conditions make it especially important to look beyond the obvious symptom.

A leak appearing inside the home doesn’t necessarily identify where water entered the roofing system, and visible exterior damage doesn’t always reveal everything happening underneath it.

Local permitting requirements, the roofing system involved, product requirements and the scope of the proposed work may also affect what can or should be done.

PRG evaluates the property and proposed work before establishing the appropriate scope.

What About Florida's “25% Roof Rule”?

Florida roofing requirements have changed over time, which has created a lot of confusion around the so-called 25% rule.

The answer isn’t as simple as saying that damage or repairs exceeding 25% automatically require every roof to be completely replaced.

How the current requirements apply can depend on the existing roofing system, when it was permitted and installed, the area being repaired, the proposed scope of work and the applicable Florida Building Code requirements.

Rather than relying on an internet rule of thumb, the appropriate approach is to evaluate the specific roof and determine the requirements that apply to that project.

Questions to Ask Before Deciding

Before agreeing to either a repair or complete roof replacement, ask:

What is actually causing the problem?

Treating the symptom without identifying the source can lead to another repair later.

Is the problem isolated or part of a larger condition?

Understanding the surrounding roof helps put the immediate problem in context.

What exactly is included in the proposed work?

Your proposal should clearly identify the scope, materials and known project requirements.

What happens if damaged decking or other concealed conditions are discovered?

Ask how those conditions will be documented, communicated and handled.

What records will I receive when the work is complete?

Keep your proposal, approved changes, relevant product information, permit/final documentation, warranties and other available project records together for future reference.

Sometimes the Right Recommendation Is a Repair

A roofing contractor shouldn’t begin every conversation assuming that the answer is a new roof.

The first objective should be understanding what’s actually happening.

If a repair is appropriate, you should understand why.

If replacement makes more sense, you should understand why.

And if there are multiple reasonable options, you should understand the advantages and considerations of each before making the decision.

That’s the kind of conversation PRG Roofing & Construction wants to have with its customers.
